Tell me more about the building?

17 Danks Street is a large residential complex in Waterloo, NSW, consisting of two low-rise buildings surrounded by landscaped gardens.

Address & Mail

What is the registered address of the building and my property
(Your unit number) / 17 Danks Street, WaterlooNSW 2017.

Where is my mailbox located and how do I access the mailbox?
Mailboxes are located in the front entrance of the building. Residents should take care to identify their allocated mailbox, as it may not be directly outside their building. Building Management keeps a register of all mailbox numbers and can assist residents with locating their correct mailbox.

How does the post man and delivery persons access the mailboxes?
The Australia Post mail carrier does not have access to building foyers at 17 Danks Street. Letters will be placed directly into resident mailboxes. For parcel deliveries, residents must be home to answer the intercom, as Australia Post will not leave parcels outside the building.

Other couriers may leave packages outside the main building entry foyers if residents are not available; however, this is at the resident’s own risk, as the areas are not secured.

Where are deliveries to be left?
Deliveries may be left at the resident’s front door if access is available, in the building foyer, or at the entry of the relevant block. There is no dedicated parcel room or concierge.

Recreational Facilities

What type of recreational facilities are at the building?
There are car wash bay and bike storage cage located on Basement 1

Waste Disposal & Recycling

Where do I dispose of waste at the building?

General Waste Chutes
Two buildings are fitted with garbage chutes on every residential floor. These chutes are for general waste only. As with all waste chutes, items must be small enough to fit safely to avoid blockages or damage.

Recycling
Recycling must not be placed in garbage chutes. All recyclables are to be disposed of in the yellow-lidded recycling bins located in the ground-floor garbage rooms

Where can I dispose of large household items such as furniture, beds & appliances?
There is no bulk waste room inside the premises. Residents can place items tidy and neat inside on the floor inside the garbage room.

Restricted items such as building waste, gas bottles, paint, and tyres are not accepted and must not be left in this area. Please refer to the City Of Sydney Council Guidelinesor contact Building Management for more information.

Please note: The area is monitored by CCTV.

Where can I dispose of batteries, gas bottles or paint?
Unfortunately, these items cannot be disposed of at the building or left in the bulk household waste collection area. Please refer to the council guidelines for more information.

Parking

Secure basement parking is available for residents, with each apartment typically allocated at least one parking space. Access to the parking area is controlled via a secure garage remote system to ensure safety. Residents are advised to park in their designated spots and adhere to the parking regulations outlined in the building’s by-laws.

How do I access the car park?
The car park entrances are located on Danks Street

Residents can use a car park remote or a fob to open the roller shutters.

Do I have a car space and if so, where is it located?
The majority of lots / apartments have a car space at the building; the location of your car space can be found on the Strata Plan or by contacting Building Management.

What am I permitted to store in my car space?
In accordance with by-law only motor vehicles & bikes are permitted to be stored in your car space. Further action will be taken against residents who breach this by-law.

Can I install a storage box in my car space?
Residents who wish to install a storage box in their car space must submit an application and obtain approval from the Strata Committee.

Residents may apply to install a storage box within their designated car space; however, approval is not guaranteed and is assessed on a case-by-case basis by the Strata Committee.

Storage boxes are generally only considered in open car spaces that are visible from common property and not in enclosed garages that already provide secure private storage.

Residents must submit a detailed application to Building Management for review, including the design, dimensions, and installation method. No installation is permitted without written approval.

Visitors Parking

There is visitor parking available in the building; parking is located on basement 1 lower car park.

Electric Vehicle Charging

Is there electric vehicle charging at the building?
There are currently no provisions for EV charging within the building.

Can I charge my electric vehicle using the car park power points (GPO’s)?
Common property power points (GPO’s) located throughout the building must not be used for charging electric vehicles and are not for resident use.

Am I allowed to install an electric vehicle charger in my car space?
Owners who want to install an electric vehicle charger in their car space must make an application to the Strata Committee via the Strata Manager.

Bicycle Storage

Are there areas to store bikes at the building?
A dedicated bicycle storage area is available on Basement 1 near the ramp driveway. Residents must utilise these spaces and ensure bicycles are stored properly to maintain common area aesthetics and safety.

Can I park my motorbike outside of my car space?
Motor bikes must not be parked on common property and should only be parked in resident parking spaces.

How do I obtain a copy of the buildings by-laws?
A copy of the buildings by-laws is available in the library section of Building Link.

Alternatively, please contact the Strata or Building Manager.

What are the key by-laws at the building that I need to be aware of?

When is the building cleaned?
The main entrance areas, foyers, lifts, and grounds are cleaned daily.

Resident levels are cleaned twice per week, including vacuuming, with a detailed clean once every fortnight.

Are the windows at the building cleaned and if so when?
Inaccessible windows at the building are generally cleaned annually along with the building façade cleaning as needed.

Who do I report common property cleaning issues to?
Any cleaning issues identified at the building should be reported to or Building Management via email or phone.

Car Wash Bay

Is there an area to wash my car at the building?
One car wash bay available on basement 1 next to the lift. Resident must bring their own bucket / cleaning supplies and tidy up the area after used.

Repairs & Maintenance

Who do I contact to report repair and maintenance items at the building?
All repair and maintenance requests relating to common property should first be reported to Building Management preferably via email or Building Link.

Who is responsible for repairs to my lot / apartment?
Owners are responsible for repairs to lot property within apartments. Building Management can assist with repairs to common property items which includes:

External windows and doors.

Waterproofing.

Water leaks not related to internal pipes.

For internal repairs issues, lot owners may need to engage licensed contractors, ensuring compliance with the building’s by-laws and regulations. Tenants should contact their landlord or agent for any internal repair issues.

Keys & Access Devices (Cards / FOB’s)

How do I access the building?
Residents will need to use a registered common area door key to access the foyer of their block.

Residents will need a garage remote to access their garage roller doors.

How do I access my lot / apartment?
Residents access their apartment using the physical key provided by the owner, agent, or landlord, depending on whether the resident is an owner-occupier or tenant.

Unit entry door keys are part of a registered key system and are not issued, held, or duplicated by Building Management.

How do I obtain an additional key or access device?
To obtain an additional common area key or access device please complete the 17Danks Street Security Device Request Form available via the resident website 17 Danks Street – Sydney Building Management & Projectsunder Forms & Procedures. Everything you need to know about obtaining an additional key / access device is available in this form.

What do I do if I have lost my key or access device?
If you have lost your key or access device, you will need to arrange a replacement using the Security Device Request Form available via the resident website17 Danks Street – Sydney Building Management & Projects as outlined above.

What do I do if I lock myself out of my apartment after hours?
Residents who lock themselves out after hours will need to contact a locksmith of their choice to gain access to their apartment and discuss for a replacement common area key from Building Management when next on-site. Building Management does not have spare keys to residents’ apartments.

Residents may wish to use Bells Locksmiths, the incumbent service provider familiar with the building. They offer competitive rates for lockouts and can be contacted on 02 9357 2333. If you have lost your common area key and need access to the building, you may page a neighbour using the intercom system. Alternatively, onsite security can be contacted to assist with providing access after-hours on 0415 967 038.

Car Park (Garage) Door Remote Controls

Is there a remote control to access the car park?
Residents will need a garage remote to access the car park.

How do I obtain an additional remote control?
Please follow the additional key / access device application process as outlined above.

What do I do if I have lost my car park door remote?
Please refer to the locked out resident process as outlined above.

Building Security

Is there security at the building?
Building Management are available onsite on Wednesdayfrom 2:00 PM to 4:00 PM and monitor security cameras.

After-hours and evening security personnel are not available in this building.

Security Cameras

Are there security cameras at the building?
The building is monitored by a CCTV security camera system that covers most common areas including building entrances, grounds and the car parks.

How do I obtain security surveillance footage following an incident?
Security camera footage is available from Building Management only once an incident has occurred. Security camera footage will only be provided to authorities and cannot be provided to residents. Footage will only be provided to authorities once a police report has been lodged.

Intercom

How does my intercom handset work?
The intercom system at 17Danks Street is audio & video model with a simple push-button handset.

There is no user manual available for this system due to its age; however, operation is straightforward, press the button to unlock the foyer entry door for your guest

My intercom is not working, what do I do?
Residents may attempt basic troubleshooting (e.g., checking that the handset is properly connected), but due to the age of the system, most issues will require investigation by Building Management.

Please report any intercom faults directly to Building Management via email or BuildingLink so they can arrange testing on both the lot and common-property side of the system.

Who is responsible for the intercom in your apartment?
The intercom system that services the building is part of the common property and is the responsibility of the Owners Corporation, managed via Building Management.

The internal handset inside your lot is generally the lot owner’s responsibility; however, all issues should first be reported to Building Management so they can determine whether the fault relates to the common property components of the system.

Air Conditioning

Is there air-conditioning in my property?
The building is not equipped with a centralised or ducted air-conditioning system. All air-conditioning systems are lot-specific, and responsibility for maintenance, servicing, and repairs rests with the respective lot owners in accordance with the by-laws.

Who is responsible for maintaining my air-conditioning?
Lot owners are responsible for maintaining all internal components of their apartment air-conditioning system. This includes:

fan coil units

head units

condensers

associated pipework

The Owners Corporation is responsible for maintaining the cooling towers (where applicable, as only some blocks are connected to cooling towers).

How often do I need to service my air-conditioning system?
It is recommended that lot air conditioning is serviced every 6-12 months. They will change the filters and check operation of the condenser.

Where is my air-conditioning condenser located?
Air conditioning systems will be located within the apartment, either in a ceiling space or as a wall-mounted head unit with an external condenser.

Foxtel

Does my property have Foxtel?
Yes, there is Foxtel in your apartment delivered by the wall point next to your TV aerial point.

What type of Foxtel is installed in the building (cable / satellite / Internet)?
The buildings Foxtel is delivered by cable.

How do I connect to Foxtel?
Please contact Foxtel who will assist you with your connection.

Repairs & Maintenance

Who is responsible for repairs and maintenance to my property?
Owners are responsible for repairs to lot property within apartments. Building Management can assist with repairs to common property items which includes:

External windows and doors.

Storage Cages

Does my property have a storage cage and where is it located?
Storage cages are provided for some apartments in various car parks. The location of your storage cage (if applicable) can be found on the Strata Plan or by contacting Building Management.

Can I install a storage cage in my parking space?
Residents who wish to install a storage box in their car space must submit an application and obtain approval from the Strata Committee.

What utility accounts do I need to set up for my property?
You will generally need to connect electricity, gas, and hot water (gas).

Cold water is generally only applicable for lot owners as tenants may have water costs included in their rental agreements.

How do I connect utilities to my property?
Residents can choose any utility provider for electricity and gas services. Simply contact your preferred provider to set up an account.

Where can I find my water, gas, and electricity meter number?
Meter numbers are located on the physical meters located in the services cupboards in the hallway.

Some meter cupboards require master key access – please contact building management if you need assistance.

How can I request a meter reading for my water, gas, or electricity?
For meters located in service cupboards, Building Management will coordinate access for you. To arrange a meter reading, please email Building Management.

How do I turn on/off the water, gas, or electricity to my property?
Mainisolation points for utilities vary depending on the block:

In some apartments, isolation valves or switches are located inside the lot (e.g., under the sink or in the laundry).

In most cases, isolation points are located in service cupboards in common areas.

Residents must contact Building Management if access to a locked service cupboard is required.

Smoke Detectors

Are there smoke detectors in my property?
Yes, all apartments are fitted with internal smoke detectors which use a 9V battery and have a 240V back up power supply.

Who is responsible for replacing smoke detectors in my property?
The lot owner is generally responsible for maintaining and replacing smoke alarms located inside their apartment.

Lot owners must ensure that smoke alarms comply with NSW Fire Safety Regulations and are in working order.

The owner is required to arrange periodic inspections of the fire alarm in accordance with legislation. Separately, the Owners Corporation is also required to inspect all internal smoke alarms annually as part of the annual fire safety certification.

My smoke detector is beeping, what does that mean?
Low Battery– Most smoke detectors beep intermittently when the battery is low. Try replacing the battery.

Dust or Debris– Dust buildup can cause false alarms. Try gently cleaning the detector with a vacuum or soft brush.

End of Life Warning– Smoke alarms have a lifespan (usually 8-10 years). If the beeping continues after replacing the battery, the unit may need replacing.

Malfunction– If the detector continues beeping despite troubleshooting, it may be faulty and require replacement.

My smoke detector is going off, what should I do?
Determine the cause– Check for smoke, fire, or any potential hazards in your apartment.

If there is a fire– Evacuate immediately, close doors behind you, and call 000 for emergency assistance.

If there is no fire– Ensure there is no steam, cooking fumes, or dust triggering a false alarm.

Press the hush or silence button if your detector has one.

Ventilate the area by opening windows and doors, but do not direct airflow onto common property, as this could trigger the building’s fire alarm.

Telephone & Internet (NBN)

Is there NBN in the building?
The building is connected to the National Broadband Network (NBN). Residents can choose their own telecommunications provider. Most connections can be activated remotely, but if a technician requires access to the Main Distribution Frame (MDF) or NBN rooms, they must contact Building Management for access.

What type of NBN is installed in the building?
17Danks St uses FTTB (Fibre to the Building) technology.

How do I connect my telephone or internet?
Contact your preferred NBN provider to set up your service. They will either activate the connection remotely or send a technician if further work is needed.

Where do I find my NBN Network Termination Device (NTD) and what is my NTD number?
The NTD (connection box) is usually inside your apartment, often near power outlets or in a cupboard. The NTD number is printed on the device and helps identify your connection.

Where is the buildings MDF or NBN exchange and how can I access it?
The MDF and NBN infrastructure are in restricted service rooms. If access is required, an authorised technician must contact Building Management to arrange entry.

Defects & Warranties

Is my property under warranty?
All defect warranty periods for 17Danks St have ended.

Who do I report defects and warranty claims to?
N/A.

Bookings & Applications

Moving & Deliveries

When is moving permitted in the building?
Moving is permitted Monday to Saturday, 9:00 AM to 5:00 PM, excluding public holidays.

What are the moving procedures and booking process?
All moving procedures, including booking requirements, permitted hours, lift protection details, and building-specific rules, can be downloaded from the Forms & Procedures section of the 17 Danks St Website 17 Danks Street – Sydney Building Management & Projects

Residents must book their move at least 48 hours in advance with building management. Bookings can be made via email, phone, or the BuildingLink portal. Only one move per building is allowed at a time, and lift protection will be installed before the move for block that do have lifts.

Where can I park my moving / delivery vehicle?
There is no loading dock on-site. Removalist trucks may park:

In visitor parking (if size permits), or

Vehicles must not obstruct traffic or visitor car spaces.

What size vehicle can fit into the loading dock?
17 Danks Street does not have a loading dock.

Driveways have no height restrictions, but truck drivers should be cautious of low tree branches.

Basement car parks have height limits.

What are the lift sizes?
Lift dimensions vary by block. Full lift size tables for every building are provided in the Moving Instructions document.

How do I pay the required security deposit prior to moving in or out?
17 Danks Street’s moving procedures do not require a moving bond. However, Building Management conducts pre-move and post-move inspections of all common areas to ensure no damage occurs during the move. Any damage caused by residents or their removalists will be repaired at the resident’s expense.

Renovations

Can I undertake renovations to my property?
Yes, lot owners can renovate their apartments, but all works must comply with NSW Strata Regulations and the building’s by-laws. Some renovations require formal approval from the Owners Corporation, while minor cosmetic changes may not.

What type of renovations require approval before proceeding?
Renovations are categorised into three types:

Cosmetic Works (No Approval Needed):
Painting, installing curtains or blinds, replacing carpets, or minor fixture changes.

These do not affect common property and can be done without approval; however, occupants should be mindful of noise impact on neighbours and notify Building Management ahead of any noisy works so that adequate notice can be provided to other residents.

Minor Renovations (Approval Required from the Owners Corporation):
Installing hard flooring (e.g., timber or tiles), kitchen and bathroom upgrades, or changing internal walls (non-structural).

These works require written approval from the Strata Committee before starting.

Major Renovations (Approval & Special Resolution Required):
Structural changes, altering plumbing or electrical systems, waterproofing, or major alterations that impact common property.

These require a General Meeting resolution and 75% approval from the Owners Corporation.

What is the renovation application process?

Contact Strata or Building Management via email to obtain the renovation application form and the relevant by-laws.

Submit a detailed renovation application, including plans, scope of work, contractor details including licences and insurances, and impact assessments (e.g., noise, waste disposal).

Wait for approval – minor renovations are reviewed by the Strata Committee, while major works must go through an Owners Corporation meeting.

Once approved, you must follow all conditionsset by the Owners Corporation, including the use of specified materials, adherence to approved work scopes for common property modifications, designated work hours, and contractor insurance requirements.

Pet

Can I keep a pet in my property?
Yes, but pet ownership must comply with the building’s by-laws and NSW strata laws. Residents must submit a formal request to Building Management, who will provide the pet application form specific to your building. Approval is required before bringing a pet into the property.

What are the conditions regarding keeping a pet?
Pet owners must ensure their pets do not cause a nuisance to other residents and comply with any restrictions set by the Owners Corporation. Conditions may include size or breed limitations, noise control, and responsible management in common areas. Under NSWStrata Schemes Management Act 2015, strata schemes cannot unreasonably refuse a pet request unless it poses a risk to residents or common property.

What do I do if the evacuation (fire) alarm sounds?
Remain calm and evacuate immediately via the nearest emergency exit stairwell. Follow evacuation signs and proceed to the designated assembly area.

What do I do if the smoke detector in my property goes off?

Determine the cause– Check for smoke, fire, or any potential hazards in your apartment.

If there is a fire– Evacuate immediately, close doors behind you, and call 000 for emergency assistance.

If there is no fire– Ensure there is no steam, cooking fumes, or dust triggering a false alarm.

Press the hush or silence button if your detector has one.

Ventilate the area by opening windows and doors, but do not direct airflow onto common property, as this could trigger the building’s fire alarm.

If the alarm continues, check the battery or clean the detector.

Evacuation Procedure

How do I evacuate the building in case of an emergency?
Exit via the nearest emergency stairwell and proceed to the evacuation meeting point. Avoid using lifts. If unable to evacuate safely, seek refuge in a fire-rated stairwell and call 000.

Where do we meet if we need to evacuate the building?
The designated emergency assembly point for 17 Danks St is located outside the Danks St. Residents should move safely away from buildings and keep clear of roadways to allow emergency vehicles access.

Water / Hot Water

What do I do if there is a water leak in my property?
Turn off the internal water isolation valve (usually under the sink or laundry). If the leak is from a common property pipe, report it to Building Management immediately.

What do I do if there is no water or hot water to my property?
Check with neighbours to determine if the issue is building-wide. If only your apartment is affected, verify that your internal water isolation valves are open. If the problem persists, contact Building Management for further assistance.

How do I shut off the water to my property?
Turn off the internal water isolation valve (usually under the sink or laundry). Main isolation valves are located in common property hallways in some blocks; contact Building Management if you need assistance.

Electricity

What do I do if there is no electricity in my property?
Check your switchboard (usually in a cupboard in the kitchen) to see if a circuit breaker has tripped. If all of your internal switches are turned on and the power is still out, you may have tripped the main circuit on common property, please contact building management.

What do I do if there is no electricity in the building?
If the entire building is affected, it may be a local power outage. Check the Ausgrid Outages website and if no outages are reported contact building management.

Some of my lights and power points are not working in my property, what do I do?
Check your internal circuit breakers to see if any have tripped. If all breakers are on but power is still out in some areas, lot owners should contact a licensed electrician, while tenants should reach out to their landlord or property manager.

Gas

What do I do if I smell gas in my property?
Open windows and doors for ventilation. Do not use electrical appliances or light switches as they can ignite gas. Turn off any gas appliances and contact building management as soon as possible.

How do I shut off the gas to my property?
The main gas isolation valves are located in the cupboards under the stove top otherwise in theservice cupboards within the common hallway, which are locked and require Building Management access. If you need to isolate the gas supply, please contact Building Management for assistance.

Television Reception

There is no television reception in my property, what do I do?
Check if your TV is properly connected to the wall antenna port. If reception is still poor, contact Building Management to check for any issues with the building’s antenna system. Please note that if Building management is required to engage a service contractor and the issue is found to be internal, these costs will be passed on to the occupant.

Building Access

I have lost the common area key or garage remote for my property, what do I do?
Report the lost device to Building Management so it can be deactivated for security purposes. You will need to complete an Access Device Replacement Form and pay the applicable fee for a new key or fob.

How do I access my level if I have lost my building access device (Fob)?
There is no common area access control for internal resident floors, only for the leisure centres. To gain foyer entry, you may contact a neighbour via the intercom or seek assistance from Building Management or Security after verifying your identity.

The lift is not working, how do I access my level?
If the lift in your building is not operating, contact Building Management first to report the issue and receive guidance. Where possible, residents should use the emergency fire stairwell.

If you are stuck inside a lift, press the emergency call button to contact the lift service provider for immediate assistance. For further support, contact Building Management.

The building’s main entrance door or garage door is not opening, how do I access the building?
If the main entrance door or garage door is not opening, residents should contact Security or Building Management for assistance. Security can verify your identity and provide access where appropriate while the issue is being inspected or repaired. Please do not attempt to force doors open or tailgate other residents, as this may create a security risk or cause damage.

Who do I contact for different building matters?

Building Management: Responsible for the maintenance and repair of common property, as well as managing security and cleaning. We also assist residents with amenity bookings and can provide general information about the building’s facilities.

Strata Management: Assists the Owners Corporation with the administration of the strata scheme, including:

Coordinating meetings

Collecting levies

Obtaining insurance

Maintaining financial records

How do I notify you if I am a new resident of the building?
New residents should register their details by either:

Filling out the registration form on the resident website: 17 Danks Street – Sydney Building Management & Projects.

Emailing Building Management with their details and proof of residency (e.g., lease agreement or proof of ownership).

Why do I need to register my details with Building Management?

Registration ensures you receive important building updates, access to building services, and allows for emergency contact if needed. Once registered, Building Management will set you up in the relevant building systems.

Booking amenities, requesting maintenance, and accessing building notices & documents.

There is no concierge at this building.

Strata Committee

Who is the Strata Committee, what do they do and how do I contact them?
The Strata Committee represents the Owners Corporation and is responsible for making decisions regarding the maintenance and management of the building. For privacy reasons, their contact details cannot be shared; however, residents can submit enquiries through Building Management or Strata Management, who will forward them on behalf of the resident.

How do I become a member of the Strata Committee?
Owners can nominate themselves during the Annual General Meeting (AGM).

Strata Committee & General Meetings

When are Strata Committee and General Meetings held?
General Meetings are held at least once a year in accordance with NSW legislative requirements. Strata Committee Meetings are typically held quarterly, but the frequency may vary depending on the committee’s decisions.

Can I attend Strata Committee meetings?
Owners may attend Strata Committee meetings but cannot speak or participate unless given permission by the committee.

Tenants are not permitted to attend these meetings.

How do I raise an item for discussion at a Strata Committee or General Meeting?
Only owners can request items to be added to the meeting agenda. Requests must be submitted in writing to the Strata Management team before the agenda is finalised.

Moving Instructions & Bookings

Residents are requested to book their move with building management at least 48 hours prior to the move so that it can be co-ordinated with other residents. Only one apartment is permitted to move-in to the building at any one time and bookings are accepted on a first-in basis. Residents are currently permitted to move-in to the building 7 days per week, 7am to 6pm Monday to Friday, and 8am to 4:30pm Saturday and Sunday. [Download Moving Instructions]

Key & Fob Application

To obtain an additional or replacement building access device (fob/remote), please complete the form

Renovation Application Form
